15m Oct 2005 2009 Development on a 4 acre site to include 550 residential units in three condominium towers of 16-, 24- and 28-storeys. A 20-storey hotel containing 225-rooms, called the Blackwood Hotel, is also proposed. Plans include 75,000 sq ft of commercial space to be located on the main floor of the development. Additional amenities include approx 900 parking spaces in an underground parkade, a public plaza, boardwalk, pier and 100-boat temporary moorage area. Architect: Kasian Kennedy Architecture Inc. Revised plans were submitted in March 2005.

477m TBA TBA The resort plans on a 869-acre “wilderness” property, including a 202 acre health and wellness village, a 200 acre 18 hole golf course, a resort hotel and conference centre, hillside and beach bungalow hotels suites, a beach club facility and a marina with boat launch. Also planned is a 600 ton working winery with 40 acres of vineyard, and a 25-30 km trail system.
The Official Community Plan was amended. Plans are preliminary.
Central Okanagan Bypass City of Kelowna

15m Jun 2005 Late 2006 Plans for the design and construction of the first phase of the North End Connector, now referred to as the Central Okanagan Bypass, between Ellis St and Spall Rd. Running along the existing Clement Ave, from Gordon Dr to High Rd, Clement Ave will be upgraded at intersections and along the frontage of new development. Further phases of the bypass, which will include the new four-lane roadway traveling underneath the bridge on Bernard Ave before intersecting with Spall Rd, are expected to be in place within the next 20 years, which will extend from Spall Rd to McCurdy Rd. Finish date is for the first two phases.

33m 2007 2008 The city just completed its alternative approval process for borrowing $20 million to help finance the $34 million pool.
The Legacy Pool will include a 50-metre pool, a 2,200 water leisure area and a fitness centre.
The contracting companies short-listed are Ledcor Design Build and PCL Westcoast Inc., both based in Vancouver with offices in Kelowna, and Septra Construction of Kelowna working with an Edmonton-based construction management company. The alternate is D & T/VVI Construction, which has worked on other aquatic centres in B.C.
It's all on schedule to have the pool complete by the spring of 2008 in time for the B.C. Summer Games in July 2008.

80m Spring 2005 2012 Proposed construction of a mixed use, multi-family development of approx 1,700 dwellings for 3,500 residents on a 23.5 ha site bounded by Sunset Dr, Gaston Ave and Ellis St in Kelowna's downtown area. Project would include up to 880 homes in up to 21-storey towers and 4-storey apartment and condominium buildings, and renovation of the existing CN Station. Parcels are being sold and developed separately. Brandt's Creek Crossing is a neighbourhood section of Canada Land's overall development. Cascadia Pacific Developments is planning to develop a 20-storey tower called Icon on Sunset Dr in Brandt's Creek Crossing, which will include condominiums and 15 townhouses, and is expected to start construction in late Spring 2005. 120m Mar 2005 Spring 2008 In June 2005 SNC-Lavalin Inc. was selected to design, build, finance and operate the William R. Bennett Bridge on Highway 97 in Kelowna. The new toll-free bridge, which will replace the current Okanagan Lake Bridge, will have five lanes, an elevated span to allow for the passage of marine traffic, and improved access for cyclists and pedestrians. In July 2005, SNC-Lavalin will begin construction of a graving dock north of Bear Creek Provincial Park, where the bridge pontoons will be built. Work is expected to begin at the new bridge location in 2006, with the new bridge expected to be open in July 2008.

125m Summer 2005 2011 3,800-bed ski hill development to include a hotel, townhouses, single-family dwellings and condos, 18-hole golf course, day lodge, restaurants, and conference centre. Proposal includes 11 new ski lifts. The Master Plan for overall development was approved in 2002. Master development agreement was completed Aug 2003. Project has all provincial approvals. 164m Summer 2004 2011 Major development on 385 acres to include approx 800-units of single-family homes, condominiums, townhouses and quarter share villas which will be built in eight phases. Phase 1 will consist of 17 single-family lots on Henderson Dr. Phase 2 will consist of 28 single-family homes, three villa developments, including Casa Vita Villas, Tuscana Villas and Chianti Villas, which will contain single- and semi-detached villas/duplexes. Phase 2 will also include two multi-family condominium/ townhouse developments, including the Tuscan Gateway, which will be a 3-storey building containing 20- to 25-units, and Terraza Ridge, which will be 6 to 8 townhouse units and a 20- to 24-unit condominium. Plans also include the Bell Mountain Golf Course, an 18-hole, 6,700 yd course designed by Cooke Carleton International Golf Course Architects, which is under construction, and the Clubhouse, which will include a practice green, outdoor skating rink, tennis court, and coffee shop. The Tuscan Sun Resort is a hotel which will contain 100-suites, a conference room, restaurant/pub, spa, gym, pool, retail space and underground parking. The Rialto Plaza 1 and 2 will be two buildings with small retail shops, offices and services with 5 residential units above each, and underground parking.

25m Early 2001 Fall 2005 Landmark Centre is comprised of 4 towers totaling over 380,000 square feet. The first 7-storey tower opened in 1994 and the fourth tower, Tech Centre II opened in June 2004 and is approximately 50% leased. The buildings have fibreoptics bandwidth telecommunications capacity, which both Shaw Big Pipe and Telus have put into the towers, two power stations and diesel back up generators. There is a gymnasium in the basement, an oversized shipping and receiving area, on site oversized storage lockers and ample parking.
There are four more development plots in the Landmark area. A small parcel at the corner of Highway 97 and Sutherland will likely be a two-storey building with a restaurant on the ground floor. Another tech building is now underway.

50m Nov 2002 2020 Development of 42 ha on Gordon Dr south of Mission Creek as a recreational area that includes hockey rinks, tennis courts, a swimming pool and commercial development (sports bar, fitness club and physiotherapy offices) over a 20 year period. Widening of Gordon Rd, Ring Rd and servicing was completed Summer 2003. Construction of twin hockey rinks was completed Sep 2003. Construction of twin indoor multi-sport fields and a parking lot were completed in Summer 2004. An indoor running track, fitness centre, restaurant and branch library have also been completed. A Request for Qualifications for constructing the aquatic centre has recently been issued to pre-qualify potential proponents.

Total area is 720 ha. Phase 1 includes 450 single-family units and is under construction. Phase 2 includes the school, some commercial space and a total of 1,250 single- and multi-family units including townhouses and apartments, and is expected to start construction in Fall 2005. 250m Jun 1992 2009 Long-term program of ongoing ski hill developments, including a license to build up to 22,000 bed units; presently there are approx 13,000 bed units available. Approx 330 beds were completed for the 2003/2004 season, as well as an outdoor skating rink, season pass holder 250-seat facility, four log cabins, expanded mini-snowmobile track and minor upgrades. Construction in the 2004/2005 season includes 250 single- and multi-family condo units ($100 million sale value), two new chair lifts, terrain changes, and new grooming machines. A 20 ha terrain park for professional snowboard training and competition completed in late 2004. Firelight Lodge is a two phase condominium development that is currently under construction. 150m July 2005 2011 Proposed four structures on a 15 acre site at the corner of Glenmore Rd and Summit Dr. Four structures of 8-, 12-, 16-and 20-storeys and 2-storey townhouses for a total of 1.25 million sq ft will eventually house 1,200 people and include a 150-bed extended-care facility, 2 acre tropical indoor garden, 40,000 sq ft of commercial space and amenities. All permits have been issued. A 91 -unit condominium is the first building under construction, and is expected to complete in Jun 2006.

73.5m Fall 2005 Spring 2007 Interior Health and Health Minister Abbott announced a series of contracts to provide 490 new senior beds involving a potential investment of $73.5 million by private and not-for-profit care providers ($150,000 per bed). The Central Okanagan will receive 140 of these new beds, with another 117 assisted-living beds currently under construction. These new beds will increase the number of residential beds to 1,114 from 974. The number of assisted-living beds will increase to 212 from 95. The total, 1,326, compares to 1,077 residential beds five years ago when there were no assisted-living beds. Ninety beds will be constructed at Mountainview Village on KLO, and 50 beds will be constructed next to the Westside Care Centre. The balance of the beds will be constructed in Kamloops, Salmon Arm, Cranbrook, and Williams Lake.
